 17/00812/F - Lodge Farm Markedge Lane Merstham Surrey RH1 3AW - Replacement dwelling and out building

This application is for a replacement dwelling with modest additions.  Subject to the Conservation and the Tree and Landscape Officers’ concerns being met – no objections.

17/01380/HHOLD – 72 Outwood   Lane Chipstead – Demolition of existing garage and construction of new single-storey side/rear extension, open porch and associated external works. 

Objections submitted on the grounds that there may be an adverse impact on the amenity of the neighbouring property.  The Tree and Landscape Officer's advice should be sought on the implications for the landscaping and the green environment and whether these are acceptable. 

17/01541/TPO – Hinsdale Bridge Way Chipstead – Work to the lime trees in the front garden

These trees are a visual amenity in the area and pruning should be strictly on the advice of the Tree and Landscape Officer.

17/01367/HHOLD – Sally Port High Road Chipstead - Single storey rear extension to link garage and house. 

Objections submitted on the grounds of loss of privacy and adversely affecting the amenities enjoyed by the occupier of the adjacent property.

An application to replace the existing single storey extension with another similar extension. No objections submitted.

17/00870/F - Cornerways, Smugglers, Mountfield & 266 Chipstead Way Outwood Lane Chipstead Surrey CR5 3NH - Demolition of existing buildings and redevelopment to form 25 Retirement Living Apartments for older persons including communal facilities and associated parking, landscaping and new access.

Refused – The decision made the following points that there is no principle objection to redevelopment of the site for retirement housing in terms of sustainability and over-concentration but the current proposals are an overdevelopment of the site and would be seriously detrimental to the spacious character of the area and have an unacceptable adverse impact on the amenity of neighbouring properties.  There are no adverse highways impacts but the Tree and Landscape Officer has concerns about the loss of highway trees and the overall landscaping proposed.
